HR Apartments

Summary: Holy Redeemer Institutional Church of God in Christ sponsored these newly constructed apartments for seniors with household incomes between 30% and 60% of area median. A complex financial package totaling $1.7 million allowed the church to add these 22 one-bedroom apartments to its broad-spectrum support service system.

Holy Redeemer Institutional Church of God in Christ is a growing congregation located on Milwaukee's north side. For this development venture -- its first -- the church formed an affiliate, HR Housing, Inc. Constructed on land adjoining the church, these apartments feature appliances, laundry facilities on all three floors, an elevator, off-street parking and available home help services.

The senior housing project added another facet to Holy Redeemer's support service system, which also includes elementary and junior high schools, an adult education program, a shelter for victims of domestic violence, a food pantry and a credit union.

As development consultant the Wisconsin Partnership provided a broad range of technical assistance including project planning, assembly of the development team, obtaining an allocation of federal Low Income Housing Tax Credits, negotiating for debt financing, and securing grants from the City of Milwaukee and the Federal Home Loan Bank of Chicago.
