Development Consulting Projects
Summary: Our work as developers builds on many years’ experience in comprehensive development consulting on multimillion-dollar projects around Wisconsin. Projects range from family-sized townhouses in Milwaukee to conversion of a historic small-town hotel into apartments for seniors. Our work included services such as feasibility analysis, securing site control and financial packaging.

- Housing Initiatives, Inc. – Madison
2005

HI asked for technical assistance with development of a 9-unit apartment complex to house homeless individuals with mental illnesses. The Partnership secured grant funds from the Affordable Housing Program of the Federal Home Loan Bank of Chicago and assisted with budgets, development pro formas, contractor selection and other matters until project completion in 2005.
- Prairie Crossing – Madison
2000

Project Home, a Madison-based nonprofit, sponsored this $1.95 million acquisition/rehabilitation project in a challenged neighborhood. Federal Low Income Housing Tax Credits were a key element in the project financing package.
- Parkwest Townhouses – Milwaukee
1993-1999

New Covenant Housing Corporation, Inc., sponsored this two-phase $7.9 million development in a Milwaukee inner-city neighborhood. Rents for the 72 new homes—a mix of family-sized townhouses and apartments—ranged from market rate to rates affordable to households with incomes at 30% of area median.
- HR Apartments – Milwaukee 1998

Holy Redeemer Institutional Church of God in Christ sponsored this $1.7 million apartment complex for seniors with household incomes between 30% and 60% of area median.
- Sunnyside Apartments – Sheboygan 1992

Partners for Community Development, Inc., sponsored this new complex of 50 rental townhouses. Federal Low Income Housing Tax Credits were part of the complex financing package for this $2.7 million project.
- Vandenburg Heights – Sun
Prairie 1992

Vandenburg Heights involved conversion of former military housing into a subdivision of 110 rehabilitated and modernized owner-occupied homes and rental duplexes. Project partners included the Army Corps of Engineers, the City of Sun Prairie and a private-sector equity investor
- The Park Hotel – Richland
Center 1987

Neighborhood Housing Services of Richland Center converted the historic Park Hotel in downtown Richland Center into 24 apartments for seniors. The $1 million financing package included numerous grants and loans, as well as the first deferred-payment second mortgage provided by the Wisconsin Housing and Economic Authority from surplus funds.
