Lisa Kratz joined the Partnership in 1993. She directs the fiscal aspects of the Partnership’s business in accordance with Generally Accepted Accounting Principles issued by the Financial Accounting Standards Board. Lisa also manages a multimillion-dollar down payment assistance program, Downpayment Plus®. In addition, she is responsible for contract management and for oversight of the Partnership’s human resources and office management functions.
During her career at the Partnership, Lisa has responded to the organization’s changing accounting and operational needs with a combination of creativity and attention to detail.
- Maintained accounting systems and developed new systems for managing the accounting needs of subsidiaries and other unrelated nonprofit entities
- Developed systems for tracking contracts and monitoring cash flow
- Oversaw expansion of administrative staff in response to increasing size and complexity of organizational activities
Since 2001, Lisa has managed the Partnership’s work as administrator of Downpayment Plus (DPP)®/Downpayment Plus Advantage (DPPA)® in Wisconsin. DPP and DPPA are down payment assistance programs funded by the Affordable Housing Program of the Federal Home Loan Bank of Chicago. To date the programs have made loans totaling more than $13 million.
- Worked with web consultant and other Partnership staff to develop a successful online application process for the program
- Annually coordinates program modifications with the Federal Home Loan Bank of Chicago (FHLBC) and the web consultant; prepares updated program information for lender participants
- Markets Downpayment Plus to lenders, potential borrowers and home buyer counseling agencies through in-person presentations, press releases, library distributions and other mechanisms
- Oversees program reporting and maintenance of program records in consultation with FHLBC staff
Lisa has compiled a record of success in providing accounting services for subsidiaries and unrelated nonprofit organizations.
- The Uplands – a 143-unit subdivision in Sun Prairie, Wis., consisting of a 40-unit Low Income Housing Tax Credit project and 103 owner-occupied homes
- Coachyard Square – a development of 23 mixed-income condominiums in Madison, Wis.
- Racine Housing and Neighborhood Partnership – a nonprofit neighborhood revitalization organization
- Housing Partnership Corporation – a revolving loan fund that provided loans to nonprofit developers of affordable housing
- Housing Equity Fund – an equity fund that invested in Low Income Housing Tax Credit projects
